Seems to be in a format (rar) which I don’t have tools to manipulate. I was expecting a .war file to be deployed in Tomcat. Where can I find it?

RAR is archiver that was used to pack the demo. Please see http://www.rarlab.com/rar_add.htm (you may download freeware unpacker "unrar" from there).
Once you have unpacked the demo, you'll find readme file with further instructions.

Took some time to figure out how to use unrar to unpack the files, but now the demo is running
